Short-term rental demand in Sydney is not uniform. Beachside suburbs peak hard over summer and school holidays. Suburbs closer to the city run steadier through the year on business and events traffic. The same two-bedroom apartment can perform quite differently depending on which side of that line it sits.
Suburb also decides practical things: how quickly a cleaner can get there between stays, whether parking is a selling point or a problem, and what guests expect for the money. A manager without people on the ground nearby will struggle with same-day turnovers however good the listing looks.
